Updated October 2026. Most Allegheny County homeowners never appeal, and many are paying more than their fair share. Here is how to tell, and what to do about it.
Is Your Home Over-Assessed?
- Look up your assessment on the Real Estate Portal.
- Estimate what your home would sell for today.
- Multiply by 0.493, the 2027 Common Level Ratio.
📌 A $350,000 home × 0.493 = $172,550. If your assessment is higher, you may be over-assessed.
When an Appeal Makes Sense
- 👍 Your assessment is close to or above your home's market value.
- 👍 Your property record lists the wrong square footage, bathrooms or finished space.
- 👍 Your home has significant defects or needed repairs.
- 👍 Similar nearby homes recently sold for much less than your estimate.
- ⚠️ Be cautious if you bought recently above your assessment or if comparable homes are selling high. Appeals can raise assessments.
The Process in Brief
- 📅 File between July 1 and September 1. Next deadline: September 1, 2027, for tax year 2028.
- 📞 First-level BPAAR hearings are by phone and usually short.
- ⚖️ Any party can appeal to the Board of Viewers within 30 days of the decision's mailing date.

Does the Reassessment Change Anything?
Not yet. New values are due by June 30, 2032. Until then, every bill uses your current assessment, so a reduction now saves money every year until the new values take effect. Read our Reassessment Guide →
How We Charge
We review your property before we offer to represent you. If an appeal will not save you meaningful money, we will say so.
- ✅ Flat fee that covers the entire appeal, including the Board of Viewers if needed.
- ✅ Contingency based on actual tax savings for only the years we handle.
⚠️ Two fee traps to avoid
- Fees that stop at the first hearing. Many appeals go to the second level, where non-lawyers cannot represent owners.
- Contingencies on future years after the appeal is over. Make sure any contingency is limited to the years actually involved in the appeal.
